Financing a Home
If you’re planning to buy a home in the Twin Cities area, financing is the first step that you’ll want to consider.
Thankfully, you have plenty of options and a good mortgage lender will help you to navigate the process. If you’re in need of a recommendation, I’d be happy to assist you in finding the right lender to work with.

FHA + VA Loans
FHA and VA loans exist to help first-time homebuyers. If you decide to finance via FHA, you’ll have access to financial tools like down payments as low as 3.5% and the ability to qualify for more than with conventional.
VA loans, on the other hand, offer a number of tools for first-time homebuyers as well. VA loans are available to veterans, and are well worth looking into. If you’re not sure whether you should consider a VA or FHA loan, I’d be happy to connect you with a lender today.

Conventional Loans
For many buyers, conventional loans are the best option available for financing. Conventional loans are typically more flexible than FHA loans and allow for buyers to purchase properties that don’t necessarily check all of the boxes for FHA.
Conventional loans are often stronger in the negotiation stage as well due to the higher down payments that are often associated with them. Of course, conventional loans aren’t for everyone. They do require higher down payments that are as much as 5, 10, or 20%.
Before deciding on a specific financing option, it’s best to consult a lender to show you what your options look like so that you can make an informed decision.
Searching for Homes
Where’s the best place to search for a home?
Everywhere! It’s important to stay on top of everything that the market has to offer to make the most informed decision.

Starting the Process
If you’re ready to dive in and start the home buying process, start by picking a realtor!
Most people browse the market on their own before they ever consult professional help. While this is harmless at first, the situation can turn problematic when people start coming across homes that they really want. Without a licensed realtor, it’s impossible to make a purchase, and in a market like this, homes can go quickly – often within 1-2 days.
If you’re ready to start your search, find a realtor and a mortgage lender. After that, you’ll have expanded your searching capabilities so that we can search through the MLS, Zillow, Trulia, and just about everywhere else together so that we don’t miss a single home purchasing opportunity.
